Water: under sinks, toilets, the water heater and washer lines checked for leaks
Climate: AC running and thermostat reset to your settings
Entry: doors, sliders and windows locked; keypad or smart lock working
Damage: anything broken, stained or missing photographed and noted
Appliances & Lights: fridge, lighting and main appliances working
Outside: pool water level, outdoor furniture and grounds checked

Pricing for Rentals
Villas & Condos up to 2,000 sq ft — $125 / month for one visit, or $175 / month for two
Larger Homes — Essential, $139 / month for one visit, or Proactive, $199 / month for two
Extra turnover visits can be added around your calendar. Month to month, no long-term contract.
Founding clients: the first ten receive the $95 Property Audit free and their rate locked for 12 months.

Yes. We don’t clean, manage bookings or talk to guests. We work alongside your team and report directly to you.

Visits happen only while the home is empty, so they’re scheduled in the window between checkout and check-in.

Small repairs, like a loose hinge, a drywall ding or a paint touch-up, can often be handled before your next arrival, with your approval. Plumbing, electrical and HVAC issues are coordinated with licensed trades.
